Preserving Our Neighborhood Value: HOA Board Updates and Reminders
Your Town Lake Hills HOA Board has been hard at work behind the scenes to preserve our community's value and enhance our shared amenities. The exciting news about our splash pad renovation leads the way—engineering work is complete, plans have been submitted to the county, and we're on track to reopen this beloved feature for next swim season. A huge thank you to Tammy Buller for her exceptional leadership on this project!
We're thrilled to welcome Lisa Neff as our new property manager. She's already making a positive impact by actively engaging with residents and working diligently to maintain our neighborhood standards. Remember, those standards exist to protect your property values—which is why we're undertaking several beautification projects, including cleaning and lighting our entrance monuments and performing necessary repairs to the clubhouse roof and windows.
Our security measures have been enhanced with operational cameras that have already proven valuable in addressing issues at the tennis courts. We've also added padlocks to the clay courts to prevent unauthorized use and damage. These efforts reflect our commitment to maintaining amenities for everyone's enjoyment.
A friendly but important reminder: always obtain Architectural Control Committee approval before making exterior modifications to your property—including roof repairs and tree removal. This process isn't designed to create obstacles but to protect you from potentially costly corrections if changes violate our covenants. Dave Windham chairs this committee and is ready to assist with your questions.
We understand the recent assessment may create hardship for some residents. If you need more time or flexibility with payment, please reach out to the board. We're neighbors first and foremost, committed to finding reasonable solutions that work for everyone while ensuring our community thrives.

Good morning, good afternoon, good evening, whatever time you're listening to this podcast. I want to welcome you back to the Town Lake Hills HOA podcast, just kind of providing an update of what's going on in the neighborhood. I do want to remind you of your officers. We have the President, gary Winchester, the Vice President, alex Carbineau, and then I am serving as a treasurer, my name is sean kaufman, the secretary is lisa waters and we have director, uh, adam morehart. So these are your hoa board members. Give them a big thank you. I know sometimes we may be at odds, but the pay is excellent. As your hoa representatives, we get paid very, very well, and that is a joke if you don't get it. No, we try our best to serve the neighborhood, ladies and gentlemen, and it's our pleasure to try and provide an update on what is happening in Town Lake Hills. Well, we do have a new, we really do have a new property manager. Her name is Lisa Neff. We're very, very excited. And she. I tell you what. I've had a chance to not only work with her on the Town Lake Hills HOA board but also on the ROA board, the residential board as well. She is excellent and you're going to see kind of an uptick and we're going to talk a little bit about what you'll see an uptick in. She's very engaged driving around the neighborhood and remembering and reminding neighbors that the HOA is truly trying to preserve property value and make sure that our investments as homeowners retain the highest level of value in the neighborhood. I again have joined as the treasurer. That is new this month.
Speaker 1:We do have several project updates. I know the assessment has gone out. Please listen, ladies and gentlemen. We know that some people may have a difficult time paying this assessment. If you need more time in doing so, please reach out to the board. We are flexible. We are not trying to hurt anybody. Again, it's exhaustive. I don't need to continue to repeat the same thing. We looked at a variety of options. This was by far the best option to get us an amenity and to get us to return to where we were and what we had prior to the splash pad shutting down. So the splash pad update. I do want to thank Tammy Buller. She has really done an exceptional job. The engineering work is complete. The plans have been submitted to the county. I think we're really just a very short time period away from being able to break ground as scheduled and as planned so that we have an amenity opened up next swim season.
Speaker 1:Just letting you know, we're going to be doing a lot of work on the entrances, so the entrance monuments have had a lot of overgrown brush in front of them, so we're going to clean those up, light those up, kind of make them look really really good. So we're going to try and do that as well, really really good. So we're going to try and do that as well and look a lot of roof repairs going on. Remember this is important. Not only are we looking at roof repairs. Remember to get those approved prior to getting them approved, even though you're replacing, it's better to be safe than sorry. And so you're going to want to make sure and this is important that you go through what we call our ACC, our Architectural Control Committee, and it's very, very important that you go through them. That way you don't get stuck with something.
Speaker 1:Let me explain what I mean by that. If you go through the ACC and it gets approved, then you're protected. But sometimes neighbors will. Well, they won't go through the ACC, and then something gets done and it's not approvable, and so they have to take it down and replace it at their own cost. And this is something even more you must consider.
Speaker 1:If you've got a tree and you want to remove it, or say, several trees, please, ladies and gentlemen, get the ACC involved. Okay, dave Windham is the chair of that committee. They've got great members, great members there on that committee. But the committee is designed to protect you as a resident, because if you do not go through your ACC, if you don't go through your ACC, when you modify things in your house and it doesn't get approved, then it's going to have to be replaced at your expense and and and. That puts the board in a very tough position. Certainly a tough position, certainly with trees, so like if you've got a sick tree or a tree that's that's hanging over a house that you that you're afraid that it could damage the house or you want to remove, listen, reach out to the ACC, get approval. It's not there to annoy you, it's not there to punish you. That board is actually there to protect you, because if all of a sudden, you do something and it is not in line with the covenants of the neighborhood, then you're going to have to pay out of pocket to correct that, and that is not something the board likes to do and it's not something we enjoy at all.
Speaker 1:Okay, so roof repairs will be taking place. We see it through the neighborhood, but we also see it at the clubhouse. We'll be replacing the roof there as well, along with some windows, and then we've also got security cameras up and rolling and operational. And in fact, we had an issue at the main tennis court and we were able to identify almost all the children involved. I mean, we could have gone a little bit further, but most of the parents came forward, most of the parents apologized, most of the parents said I've taken care of it on my end. It was awesome. Okay, we took down the post that had the happy faces or the frown faces over the children. I want to say thank you to all the parents, all the parents who reached out to me and called me and contacted me and apologized and gave me great assurances. We have also put padlocks on the clay courts to keep children from playing on the clay courts and it has worked so far very, very well. So we want to say thank you very, very much. We do appreciate taking care of our amenities and we also appreciate parents. That that truly, truly. I mean we can't expect you to see your kids 24 7, but we do love when parents hold their children accountable for good behaviors in the neighborhood. So thank you so, so much for that.
Speaker 1:Hey, I did get a complaint it's an odd one and remember, you're not supposed to be hunting in the neighborhood. We know we've got a lot of deer and, ladies and gentlemen, there are deer out there right now and we do have cases of not only people in Eagle Watch but also animals being attacked. I know we have two labs and our labs have been attacked in the backyard and I won't tell you how we control for that. But hunting in the neighborhood with bow and arrow probably I already know it's not legal. We're getting reports that neighbors are seeing people dragging deer out of the, the, the core of engineer land. Listen, I, I and I have friends and I and I've already talked to those friends, but listen to me, this important we cannot risk children playing in the Corps of Engineer land and something going wrong and a hunting mishap. It isn't legal for you to be hunting deer in Town Lake Hills. Please, please we don't want to elevate this to a higher level Be extremely careful and very, very cautious. Okay, if you want to stay off the violation list, a couple of things that you, as neighbors, could be looking at make sure you refresh your mailbox. Get that painted if you can, and if you have any grime on your driveway, on your sidewalks, try to get that pressure washed. Like I said, lisa, our new property manager is going around the neighborhood making sure that we're doing everything we can to keep the properties looking pretty Mulch or pine straw does make a difference and try to treat your weeds if you've got them. I know, as we go in the winter months, very, very, very important.
Speaker 1:When we look at social media aspects and I'm just again, I'm going through this outstanding Town Lake Hill Town Lake Times Community Association newsletter Social media like Nextdoor, facebook, they're not necessarily monitored or officiated officially by the HOA. Now I'll get on there sometimes I know Alex does. I know some people will get on there sometimes to try and correct what we call mis and disinformation. There's a difference between the two. Disinformation is when someone's trying to intentionally mislead you, and misinformation is when people are perpetuating inaccurate information. I think it's very, very important for us to understand the difference between the two, always look at the sources of information and also try and determine what is the goal of the individual doing the communication.
Speaker 1:Unfortunately, we don't have communication under load like we did when I was growing up, where every argument would be a whole dinner long and we'd be lucky if we had encyclopedias to look at. Now we've got the media, we've got news 24-7, we've got online, meaning you're so inundated with information. You should really be looking at the credibility of that information. Where is it coming from and what is the goal and purpose of the individual doing the communication? I think it's very, very important to take a look at Pretty important at all. So if you do have a chance to take a look at this newsletter, it's pretty awesome. We got some pets of Town Lake Sir Enzo, lucy, chester, finn, lacey, taco, tara, piper, pookie. If you want your pet featured, throw it out there. We also have an outstanding announcement with the Tidal Waves. The swim team at the ASA Championships at Georgia Tech this year has some pretty beautiful photos in there.
Speaker 1:We also have some outstanding um advertisements in the uh in the in there from small businesses. Uh, two great, I mean just I just outstanding. I I see uh shane uh master plumber. Um, uh, an eagle watch resident um at the town. Uh, town plumber. Uh, we've used services. They're a fantastic guy. Uh, just a good person as well. Uh, they have some great to tap versus bottle water, informative uh information. Uh, maribeth price uh talks a little bit about preparing for the fall in the spring. And town lake hills, again, uh, outstanding, uh, uh, you know publication that you should take a peek at if you can. There is office space at the Town Lake Hills Clubhouse. If you're interested, it could probably make you a good deal. If you're interested in setting up your office or working out of that, out of that space, um, I think uh just uh keep in mind.
Speaker 1:Uh from tennis, uh proud to announce that the tennis club has a? Uh a new app. This app allows it for us to sign up for drills and and you can actually uh go to wwwcourtreservecom, our court reserve app, and you can also contact mark or any one of the pros uh to um, you know, to address that. Remember if you've got any children man? We have an outstanding uh tennis lake hills tennis academy. Uh, it's with darren and carla. These are two pros, are also two good friends of mine. Um, they, they have three different uh levels and they have the Hot Shots, 7 to 10, the Junior Stars. These are individuals that graduate from Hot Shots, ages 7 to 10, and then the Junior Challenges, which are ages 9 through 14. They also have a high performance and they're very well tied into Etowah and the Etowah tennis team. So folks from Town Lake Hills always pouring into the Etowah tennis community.
Speaker 1:Just a quick update I'm the president of the ROA. This is a large community aspect I want to let you know we're working on end caps, trying to get pine straw and mulch and trimming trees back this week and this month. We're also looking at making sure that the monuments are getting updated. A lot of new work in Town Lake updated. A lot of new work in Town Lake Hills. A lot of new work in Town Lake Hills for the overall community.
